SPECIALIZED FLOOR DRYING

The Challenge

Lyon Construction & Restoration was called to a school in northeast Colorado by the school district’s insurance adjuster after a leaking roof allowed water to enter the gymnasium and saturate portions of the wood gym floor.

Moisture readings confirmed that water had penetrated the flooring system. Because prolonged moisture can cause wood gym flooring to swell, cup or warp, the school faced the possibility of extensive demolition and an expensive replacement. Mitigation also needed to proceed while the leaking roof was being repaired.

Lyon Construction & Restoration’s Approach

Lyon Construction & Restoration assessed the affected floor, documented moisture levels and developed a drying strategy focused on preserving the existing flooring whenever possible.

Rather than immediately removing the wet gym floor, the team used a specialized tenting technique to create a controlled drying environment over the affected area. This concentrated the drying process and helped remove trapped moisture from the flooring system.

The floor was monitored throughout the project to evaluate drying progress while the source of the water intrusion was being repaired.

The Work

Moisture assessment and documentation

Coordination with the school and insurance adjuster

Protection and containment of the affected gym area

Installation of a specialized floor-tenting system

Placement of professional drying equipment

Controlled drying of the wood flooring system

Ongoing moisture monitoring

Coordination with the roof-repair timeline

Final verification of drying progress

The Result

Lyon Construction & Restoration’s specialized drying approach successfully removed the excess moisture and preserved the existing wood gym floor. The floor did not require demolition or reconstruction, helping the school avoid the disruption, extended downtime and substantially greater expense associated with replacement.

Both the school and the insurance adjuster were highly satisfied with the outcome. The project demonstrated how the right mitigation strategy can reduce the overall scope of a loss while still delivering a responsible and effective result.

PRESERVE FIRST. REBUILD WHEN NECESSARY.

Although Lyon Construction & Restoration can manage complete reconstruction, rebuilding is not automatically the first or best solution. Across every Lyon Construction & Restoration service line, the first priority is to control damage, identify what can be responsibly preserved and minimize unnecessary reconstruction. When materials can be safely and effectively restored, Lyon Construction & Restoration looks for the right method to save them, helping reduce costs, shorten timelines and limit disruption. When reconstruction is necessary, Lyon Construction & Restoration is prepared to complete it. When it can be avoided, Lyon Construction & Restoration works to preserve what is already there.
