Downtown Denver Multifamily Water Loss

Six floors affected | Approximately 250 units

APPROXIMATELY 250 UNITS

WATER EXTRACTION

The Challenge

A broken sprinkler head on an upper floor of an approximately 250-unit multifamily property in downtown Denver went undetected, allowing water to spread through six floors of the occupied building. By the time the loss was discovered, standing water had accumulated in affected areas, requiring an immediate response to contain the loss and prevent further damage.

Because the property remained occupied, the response required careful coordination with residents and property management. Protecting personal belongings, minimizing disruption and allowing residents to remain safely in their homes were priorities throughout the project.

Lyon Construction & Restoration’s Approach

Lyon Construction & Restoration was called in to provide emergency mitigation and water extraction. The team immediately worked to contain the loss, remove standing water and prevent water from spreading into additional areas of the property.

Following the initial extraction, Lyon Construction & Restoration assessed the affected materials to determine what could be safely dried in place and what needed to be removed to achieve optimal drying conditions. The team coordinated directly with residents to protect their belongings and maintain access to their units.

After mitigation was completed, Lyon Construction & Restoration was asked to manage the reconstruction and complete the build-back within an accelerated two-week timeline.

The Work

Emergency water extraction and containment

Moisture assessment across six affected floors

Protection of residents’ personal property

Evaluation of materials for drying or removal

Selective demolition of materials that could not be dried in place

Installation and monitoring of commercial dehumidifiers and air movers

Structural drying and moisture control

Coordination with residents and property management

Reconstruction and finish restoration

The Result

Lyon Construction & Restoration contained the water, prevented the loss from spreading to additional areas and established the drying conditions needed to address moisture throughout the six affected floors.

By managing both mitigation and reconstruction, Lyon Construction & Restoration provided continuity from the initial emergency response through the completed build-back. All residents were able to remain in their units throughout the project, avoiding displacement while the work was underway.

Despite the accelerated schedule, Lyon Construction & Restoration completed the project four days ahead of the requested two-week deadline, allowing the property to return the affected areas to normal use sooner than anticipated.
